This sales portal for Zonnezicht Phase 5, Durbanville, is maintained by Beadica 194 CC t/a House of Realtors (“House of Realtors”), the sales agent for the development, and its rental division RentalProp. Everything on it is provided in good faith, for general information and marketing only. Please read this disclaimer before you rely on anything you see here.

1. Accuracy of information

We take reasonable care to keep the information on this portal current, but we don’t warrant that it is complete, accurate or up to date. Errors and omissions excepted (E&OE).

2. Prices, availability and specifications

Prices, availability, unit sizes, levies, municipal rates and specifications are indicative and can change without notice. Availability is read from the development’s sales sheet and may not reflect the latest reservations or sales. Confirm any price or availability in writing with the sales team before you make an offer.

3. 3D views, plans and photographs

The 3D views of the apartments are artist’s impressions. They were modelled from the architect’s plans and finished with image software, including AI tools, and the furniture, finishes and details they show are for illustration only. Floor plans and floor plates are reproduced from the architect’s drawings, are not to scale and may be revised. Photographs may show other phases or communal areas. The finished apartment, its finishes, views and surroundings may differ from what is shown. The signed Deed of Sale and the approved building plans prevail.

4. Calculators, projections and investment analysis

The finance figures, the “Your home vs Zonnezicht” comparison, the pensioner rates rebate check, the detailed investment analysis, the PDF unit sheets and the investment reports are estimates. They depend on assumptions that may not hold, including interest rates, levies, municipal rates and rebates, rental income, vacancy, running costs, capital growth, tax, and transfer and bond costs. Projected returns are not guaranteed.

These tools are not financial, tax, legal or investment advice, and they are not an offer of credit. Before you decide, get advice from a registered financial services provider, a tax practitioner, a bond originator or an attorney. Municipal rates and rebates are decided by the City of Cape Town.

5. Rental estimates and rental management

Rental figures are estimates and are not guaranteed. The rent you achieve, any vacancy and the letting of an apartment depend on the market, on the village rules (every resident must be 55 or older) and on the body corporate’s rules. RentalProp provides rental management only under a signed rental management mandate, whose terms prevail.

6. No offer or binding representation

Nothing on this portal, or in any document produced from it, is an offer, a contract or a binding representation. A sale is concluded only by a signed written Deed of Sale, and rental management only by a signed mandate. Their terms prevail over anything on this portal.

7. Limitation of liability

To the fullest extent the law allows, Beadica 194 CC t/a House of Realtors, RentalProp, the developer of Zonnezicht (Amphoria (Pty) Ltd and/or Anton Mulder Construction (Pty) Ltd) and its professional team (including its architects, engineers, contractors and consultants), and each of their directors, members, shareholders, employees, agents, contractors and associated companies, are not liable for any loss or damage, whether direct, indirect or consequential, that arises from using this portal or from relying on its information, images, calculators, projections or documents.

Nothing in this disclaimer limits any right you have under the Consumer Protection Act, 2008, or any liability that the law does not allow to be excluded.

8. Third-party services and links

This portal links to services we don’t control, such as WhatsApp, Google Sheets and the City of Cape Town’s website. We are not responsible for their content or availability.

9. Personal information

Details you send through a form on this portal are handled in line with the Protection of Personal Information Act, 2013 (POPIA). We use them to respond to your enquiry and, if you join the rental list, to contact you about rentals at Zonnezicht. To access, correct or delete your details, email admin@houseofrealtors.co.za.
